Gated Communities Offer Privacy, Prestige

Gated communities provide much more than just a higher sense of security. They offer a sense of prestige, privacy and pride in the neighborhood, according to Realtors who have experience working with homeowners where there is a gated entrance.
“Southlake and Colleyville are already very safe communities,” said Nancy Dennis with Briggs Freeman Sotheby’s International Realty. “Having the neighborhood gated is less about safety, than about privacy.” Dennis said a gated entrance also gives a home “a greater sense of prestige.”
Marilyn Newton agrees. Having the community gated “cuts down on drive through traffic, which makes it safer for children playing,” she said. Newton, who also works Briggs Freeman Sotheby’s International Realty, said gated communities also bring homeowners together. They have a feeling that they are living in a “special neighborhood,” she said, because people appreciate the extra security and exclusivity of a gated neighborhood. And Newton believes houses in gated communities have a greater value.
John Zimmerman, who developed several gated communities before joining Briggs Freeman Sotheby’s International Realty, said the gates at communities like Montserrat and La Cantera not only create a beautiful entrance, but they differentiate the homes in those communities from those in ungated, unguarded neighborhoods. “People know this is my turf,” Zimmerman said. “They take more pride in their homes. They feel committed to the community.”
